The Financial Structure: The 5% Reality
Building a project of this scale requires a massive capital pool of INR 1 Billion to INR 1.5 Billion, funded by a network of approximately 150 investors. As the Project Owner, your upfront commitment is strictly the B.O.T fee, set at 5% of the total project scale. For an INR 1 Billion to INR 1.5 Billion facility, this means your B.O.T fee is INR 50 Million to INR 75 Million.
We incorporate a dedicated Private Limited Company for this project. You secure a 10% Founder Equity stake and the Chair title. The investor pool holds 70% equity. GLIMS Health Care Private Limited takes the remaining 20% equity to drive the core healthcare aggregation and daily operations.

What Exactly Do We Do for Your 5%?
Once you initiate the project and pay the B.O.T fee, Talrop executes the entire large-scale rollout from end to end.
Company Incorporation and Capital Securing
We legally incorporate the company. We deploy our capital networks to onboard the 150 investors, secure the INR 1 Billion to INR 1.5 Billion capital pool, and handle all share allocations and legal compliance. You do not have to raise this money yourself.
Premium Infrastructure Development
We acquire the land and execute the massive architectural development. We construct the non-clinical, biophilic infrastructure designed specifically to host premium healthcare brands and wellness centers under one roof.
Partner Aggregation and Operations
Once the shell is built, GLIMS Health Care Private Limited takes over the operational aggregation. GLIMS brings in independent practitioners, specialized clinical centers, and premium healthcare brands as tenants, managing the centralized marketing and facility operations while the tenants execute the clinical care.
The 10-Year B.O.T Timeline and Investor Returns
This is a massive infrastructure asset operating on a 10-year B.O.T cycle.
Year 1
Dedicated to land acquisition, massive construction, and ecosystem setup.
Years 2 to 10
The facility opens and begins generating revenue through rental income and strategic revenue sharing with tenant brands. Investor returns are distributed across structured cycles as the asset scales in profitability.
The Transfer
At the end of the 10-year contract, Talrop transfers the fully scaled, highly profitable healthcare ecosystem back to your company for continued independent operation.
