Kerala's LargestDecentralised Real EstateNetwork
The objective of TFB Network is to build Kerala’s Largest Decentralised Real Estate Network
The Real Estate Aggregation Engine
TFB Network is a structured real estate ecosystem positioned as a master aggregator of the real estate sector rather than a competing developer.
The objective was clear, but execution is the real challenge. To transform Kerala’s fragmented real estate landscape into a decentralised system by integrating land-sourcing, investor capital-flow, development, and demand-generation to unlock dormant assets and scale real estate value creation.
In 2021, TFB Network partnered with Talrop to make this shift real.
The Problem
Kerala’s real estate ecosystem is constrained by fragmentation and a significant volume of underutilised and foreclosed assets, where value exists but remains inaccessible due to poor coordination and inefficient execution.
- High-value land and projects remain idle due to poor execution and capital gaps
- Distressed and foreclosed assets are not brought back into the market properly
- Landowners, brokers, investors, and builders operate in disconnected networks
- Lack of coordination leads to delays, low accountability, and weak deal confidence
- Builders handle sourcing, funding, execution, and sales independently
The Mandate
To establish a state-wide real estate network that unlocks trapped asset value and standardises execution through an integrated, on-ground distribution system across Kerala
941 Panchayats · 87 Municipalities · 6 Corporations
- done_allBring landowners, brokers, investors, and developers into a structured network
- done_allEstablish a clear framework for acquisition, development, and sales
- done_allReposition idle and distressed assets for market readiness
- done_allBuild strong on-ground presence across Tier 1, Tier 2, and Tier 3 cities
- done_allCreate a trusted, transparent transaction environment
Infrastructure-Led Ecosystem
Talrop didn’t build a platform first. Instead, we built physical infrastructure as the foundation of the network, turning passive real estate into active transaction nodes.
Village Park
Village Park is a localised physical commercial hub that functions as a real estate transaction node, connecting brokers, land owners, and investors.
Physical Before Digital
By anchoring the Village Park network in physical locations first, Talrop built trust at the grassroots level, something no app could replicate.
Decentralised by Design
Each hub operates as an independent node, creating a distributed network that scales without central bottlenecks.
Ownership-Driven Model
Building owners became infrastructure partners, converting passive assets into active nodes with direct participation in the network.

Three Phases to Network Scale
Talrop applied a high-volume, ground-level execution strategy across three distinct phases.
Phase 01
Market Penetration
The first phase focused on entering 20 parliamentary constituencies through large-scale outreach efforts. Building owners were identified and engaged as potential infrastructure partners.
Phase 02
Infrastructure Conversion
Over 20,000 building owners were engaged, with 200 converted into committed infrastructure partners. Participation was formalised through MoUs, creating a stable physical backbone.
Phase 03
Activation
The network entered active operations with 200 MoUs signed across regions. 88 were announced, 65 under construction and 47 inaugurated, enabling consistent on-ground transaction activity.
Market Penetration
Talrop initiated large-scale ground-level campaigns across 20 parliamentary constituencies to penetrate the market at depth. Through mass outreach and localised engagement, building owners were systematically identified and positioned as potential infrastructure partners, laying the foundation for a statewide network.
Infrastructure Conversion
From over 20,000 building owners engaged, 200 were strategically converted into infrastructure partners. This phase focused on formalizing participation through signed MoUs, transforming initial interest into committed ownership and establishing the physical backbone of the network.
Activation
With infrastructure secured, the network moved into activation, where 200 MoUs were signed, 88 were announced, 65 are under construction, and 47 were inaugurated. This phase marked the transition from setup to live operations, enabling real, on-ground transaction flow across the network.
Ground Execution in Action
The network was built through structured, on-ground execution, driven by direct engagement with stakeholders across regions.
1,000+
Events Conducted
Over 1000 on-ground events were executed across regions to drive awareness, build trust, and create direct engagement with stakeholders. These events acted as the primary engine for network expansion.
Structured
Stakeholder Onboarding
A structured onboarding system was implemented to convert interest into participation, bringing brokers, landowners, and investors into a unified network with defined roles and responsibilities.
Continuous
Community Engagement
Continuous local engagement ensured sustained activity within each region, enabling relationship building, repeat participation, and long-term stability of the network at the grassroots level.
Impact Metrics
Five years of infrastructure-led execution, measured in real outcomes.
100,000+
Footfalls Generated
The network consistently drove large-scale physical engagement across events and Village Parks, indicating strong on-ground interest and participation.
47
Active Physical Hubs
A total of 47 Village Parks operationalised as active transaction hubs, forming the physical backbone of the network and enabling localised deal execution.
200
Infrastructure Investors Onboarded
200 infrastructure investors were converted into committed partners, providing the physical spaces required to establish and scale the Village Park network.
20,000+
Stakeholders Engaged
Over 20,000 stakeholders were directly engaged at the ground level, ensuring deep market penetration and creating a strong base for sustained network activity.
